A breath of fresh air blowing through the rural Spanish property market
Posted by letsmakeitsold under Uncategorized
In recent years southern Spain has offered the lifestyle homebuyer little choices when it comes to supply of new rural properties with a usable plot of land for any purpose other than a small swimming pool or large sun terrace. Developers with a constant eye on profitability and town planners, always so keen to collaborate have been producing bungalows or cortijos as they are referred to in the local language with gardens of no more than one third of an acre. This leaves the buyer looking for new properties with larger plots stranded or forced to stray in to the hazardous path of investment in old rural property which are often mine laden ruins with hand written deeds resulting in more paperwork delay than the estimated reconstruction time. The third alternative has been to buy and develop ones own plot, another often expensive, worrying and time consuming process, which in a foreign language is undoubtedly an exercise that most people would happily avoid.
Now one Murcia developer builder has seen the light. Based just outside the historic town of Lorca on the west Murcia border with Andalucia, the Lorca based company is offering tailor-made attractively designed, architecturally styled modern newly build villas, only with this home, its delivered neatly landscaped in a five acre plot. Paddocks big enough to provide a viable run for horses, a small market garden, tennis court or if you prefer ones very own pitch and putt course.
Murcia is the final province on the Spanish Mediterranean coast to attract the developers eye, and the area now boasts many golf courses and many more at planning stage. The beaches range from unspoilt eyelets and the long stretches of undeveloped golden sandy beaches of Mazarron to the water sports haven and hotel style resort of Mar Menor. Inland, the plains of agricultural land produce Oranges and salad products, and are flanked by high mountains of the Espuña Natural Park spanning the northern horizon offering an attractive backdrop.
Lorca town itself has a history dating back to the Moorish era and the older parts of the town have a distinctive Baroque feel. There one can find many old and newly constructed buildings enlaced, all boasting such architectural features as deep wood shuttered windows with shallow wrought iron railings, large internal courtyards and amazingly ornate religious and ceremonial buildings. Above the old village is the impressive castle, constructed around the remnants of a Moorish fort between the 13th and 15th century. The views offered from the ramparts and even the car park below are nothing less than breathtaking especially between November and March when the air is clear and fresh. From here one can assess the whole town, several valleys beyond and even the edges of the fishing port of Aguilas on the coast some 35 kms away.
In a valley 5 minutes drive north of Lorca town are the early stages of a rural development that brings a breath of fresh air to Spains traditional ‘build for the Brits’ bungalow culture. Offered as a range of attractively and appropriately named villas: Lorca, Marbella, Mallorca, Valencia, Sevilla and Cordoba all of which incorporate two storey construction and 20,000 square metres of landscaped private gardens. If this choice is not enough, and one requires a more exclusive design, the builders own design team is in place to sculpture the perfect home to satisfy client’s desires to incorporate most features. To reassure the buyer, always a requirement when investment in off-plan purchase is necessary; bank guarantees are in place to support all contracts. With both the town planning department and the Murcia government supporting the development, building licences are offered with guarantees too. Another plus point to this development is the link between promoter and builder, enabling both short and guaranteed build times to be written in to contracts. As with all legal newly built Spanish properties these villas are delivered to the owner with a service and repairs period included and a 10 year structural guarantee giving the buyer complete peace of mind and the reassurance of quality.
