I admit that pouring through our local newspaper’s Sunday Edition gives me a headache. The property listings are not endless but browsing through dozens of uncategorized entries makes me dizzy. I just wish that they could classify the houses from cheapest to the most expensive, or something to that effect. Well, thank the heavens for the internet, I no longer have to read everything or have my imagination run wild with what horrors the house holds.
With a few clicks on the keyboard, I am privy to valuable information from a central database that is actually called MLS or Multiple Listing Service. I’m not limited to properties in my town anymore, but can also view listing from other cities and states. It gives me more choices, especially when price range, building size and neighborhood are concerned. Most of these listings also have pictures of the interior and exterior of the homes for sale. At least now I don’t have to drive across town to view a house that might or might not turn out to be my dream based on my Real Estate Agent’s description. It saves me a lot of time and effort. House hunting has never been easier.

Ever seen the movie Money Pit? Well, not to scare from buying a house, but oftentimes a house inspection should be done before you start signing contracts. Even if a house looks good from the outside, it could be termite infested on the inside. A Professional House Inspection should be a condition before closing the sale.
Even if a seller provides an inspection report, you are never too sure. They could have gotten someone that does not know how to detect a root of a problem. Although some states require Disclosure reports on properties, hey might not disclose any information, especially one that could deter a buyer from purchasing. Or they really don’t know that their plumbing has already rotted beyond repair. Get your own house inspector, one is fine but two will be better. They should be looking for any defects on the building’s structure, most importantly the foundation of older homes. Other important factors are the roofing, plumbing and over all condition of the house’s exterior. A good inspector will also look at termite and rat infestation as well as dry rot and other related problems. Paying for house inspectors is worth every penny, especially if we are talking about your future home.

After you’ve educated yourself with the difference between a Secured loan and an Unsecured loan – the difference is that Secured Loans are usually obtained easily through a collateral of some sort, your house could be a good example – it’s time for you to decide which bank or lending company you wish to avail it from. But stop right there, because loans are not just about interest rates. There are two other features of a loan that you should be considering – the term of the loan and the fees attached to it. In short what I am saying is that you should always compare loans before getting one.
The interest rate of a loan will vary slightly from company to company, especially since it’s a competitive market. The lowest interest rate isn’t usually the one that could save you a lot of money especially if you start considering how long you have to pay for. Basically, the longer the repayment term is, the lower your monthly payments. However, if you look at the whole picture, you’ll see that you’re not really saving all that much. Even if $450 could be lessened to $377 a month because you lengthened a three year term to four years, you could easily end up with a 9.5% interest rate for the $15,000 you borrowed. Hidden fees and other charges; most of which your potential creditor will fail to mention if not questioned about it; can be found on the loan agreement. Check if they will charge you prepayment penalties if you decide to pay off the whole debt before your term ends.
Equipped with better knowledge, you can now start hunting for that perfect loan to suit your lifestyle and situation.

Buying a home should be fun and exciting. However if you are not armed with the right tools or do not have a knowledgeable Realtor on your side, you will end up paying more for a house that you don’t really want. Choosing a Real Estate Agent is a daunting task, especially for first time buyers.
When looking for an agent, always ask for experience and education. Two years experience is sometimes enough, but there are agents who are probably doing it for a longer time and have a long list of satisfied clients. A license doesn’t mean an agent has gone through extensive training. In fact, some only attend the mandatory 40 hour class and take the multiple choice test to get certified. A committed Realtor should have attended trainings and seminars to further their knowledge about the industry.
Lastly, do not be afraid to ask questions as well as ask for references. Meeting your potential Agent need not be conducted in a formal manner. Just express your needs and concerns, and ask how they will be able to help you. Call other people who have worked with the agent you are considering. Ask about their overall experience. If they are more than satisfied, there’s a chance that you will be too.

Refinancing is the process of replacing an existing loan obligation with another loan of different terms. There are plenty of advantages for refinancing: the more usual reasons why people refinance is to extend the repayment time of a current loan, or to lessen the costs of periodic installments of it by taking on a long-term, low-rate loan which may be spread out over a couple of years. Refinancing may also be a handy option for raising enough cash in order to support an investment, to compensate for an urgent need, or to pay other dividends. In recent years southern Spain has offered the lifestyle homebuyer little choices when it comes to supply of new rural properties with a usable plot of land for any purpose other than a small swimming pool or large sun terrace. Developers with a constant eye on profitability and town planners, always so keen to collaborate have been producing bungalows or cortijos as they are referred to in the local language with gardens of no more than one third of an acre. This leaves the buyer looking for new properties with larger plots stranded or forced to stray in to the hazardous path of investment in old rural property which are often mine laden ruins with hand written deeds resulting in more paperwork delay than the estimated reconstruction time. The third alternative has been to buy and develop ones own plot, another often expensive, worrying and time consuming process, which in a foreign language is undoubtedly an exercise that most people would happily avoid.
Now one Murcia developer builder has seen the light. Above the old village is the impressive castle, constructed around the remnants of a Moorish fort between the 13th and 15th century. The views offered from the ramparts and even the car park below are nothing less than breathtaking especially between November and March when the air is clear and fresh. From here one can assess the whole town, several valleys beyond and even the edges of the fishing port of Aguilas on the coast some 35 kms away.

Interestingly, house flipping has really caught on. What started out as a mere fad, turned to an esoteric financial move. And now it is becoming the order of the day. Given the current state of the “sub-prime” driven depressed real estate market, probably the opportunity to make a lot of money with house flipping has actually gotten better.
But the problem with house flipping is that there will be times when you will suddenly need a little bit of cash.
